Located along a sloping Puget Sound property in northwest Seattle, Broadview Terrace creates a connected outdoor living and entertaining space within a limited footprint. Board-formed concrete and salvaged stone walls establish zones for seating, cooking, and gathering around a central fire pit, while also shaping the entry sequence. Built-in cedar and steel benches introduce warmth and balance, softening the surrounding walls. A reimagined landscape extends the experience with plantings that soften edges and tie the space to its setting. The result is an extension of the home into the landscape that supports a range of everyday activities.

Bridging New + Old

Board-formed concrete and salvaged stone from the house define the edges and transitions of the terrace, providing continuity between new and existing. Stone-clad site walls mark the threshold to the entry walkway, while the concrete walls frame the new outdoor living spaces. Cedar plank benches are hung from the walls with a dark steel support framework, making the benches appear to be floating over the stained, sand-washed concrete patio surface,.
